The need for housing and affordable housing has been a big issue in Exeter and East Devon in recent years. Between 1991 and 2001 the population growth in Exeter was nearly 4 x the national average.

This problem was captured in a recent report by the National Housing Federation (Home Truths 2011), which stated that the average house price in Exeter was almost 11 times annual earnings, whilst in East Devon the average house price was over 14 times annual earnings.

The Exeter and East Devon Growth Point partners are working with the forward planning teams of Exeter City Council and East Devon District Council on their Local Development Framework (LDF) plans to help deliver housing and more affordable housing in the area.

LDFs will comprise of a series of documents and plans that will guide, promote and regulate development.  These new LDF documents will replace and supercede the policies of past Local Plans.

The work of the Growth Point straddles both Exeter and East Devon local authority boundaries and with their Partners the Growth Point are working on long term plans to delviery an area of growth with sustainable communities through good design and planning. Creating places that will stand the test of time, where people will want to work and live.

Together with the planned strategic employment sites and improvements to major transport routes, the vision is to create truly sustainable communities in an area of substantial growth.

These communities include the proposed new community of Cranbrook in East Devon, the urban extensions of Exeter at Newcourt, Monkerton/Hill Barton and an area covered by the South West Exeter Masterplan. 

All these new communities would be well positioned to gain access to the strategic employments sites such as Skypark, Exeter Science Park and Exeter International Airport via the proposed improvements to the public transport network.
